  • How long have they been in the business? It is very important to have an experienced specialist. The longer in the mortgage industry, the better they will be able to serve you well. Sure, an inexperienced lender might be able to get you “the Special of the Day” loan program, but do they have the experience and industry knowledge to take care of you if you have special needs, or your loan application runs into problems? Shop for reputation and experience, and you will never go wrong.
  • What are the fees?  They should give you a Good Faith Estimate of all charges including interest rates and points.This Good Faith Estimate is exactly that – an estimate. However, it should be pretty darn close to the final closing numbers. IAs in most industries, surprises aren’t good. Extra costs associated with a loan can potentially be fatal to a loan – that means your home deal won’t go through. And, time has usually passed so much so that you may not be able to recover and arrange other financing before the seller takes an alternate buyer.

Make sure your lender knows that you must have an accurate Good Faith Estimate.
